Built in 1948, Tree Tops Residence in Coconut Grove was purchased by a colleague looking to renovate and resell. The house had been partially renovated in the 1970's, but saw few further improvements. Our client's initial goal was to fully renovate the kitchen and baths, as well as and replace finishes throughout the home. After careful study, Claro determined much more work would be needed to realize the property's full potential.
Landscaping was long overdue. Imposing awnings prevented the home's architectural features to shine. And the house simply did not take advantage of its site.
Claro proposed a new layout that would involve a large amount of structural work, relocation of partitions, mechanical, electrical, and plumbing. But the finished product would give the home a second life.
Claro's proposal included eliminating anything that obstructed views of the house, and installing new windows that provided panoramic views from the living room. A new, more open floorplan plan and a simplification of exterior finishes would strengthen the geometry of the house.
The client agreed with Claro's assessment and became actively involved in the restoration, including sourcing of materials, fixtures, and contracting services. Her collaboration with Claro paid off. The property sold at a value unforeseen in the area.
The "new" house continues to garnish compliments from neighbors who remain in awe of its transformation.
